Building I and II (Seven Oaks at Notre Dame)

  • Must be 62 years of age or older
  • Rent is determined by 30% of income
    • Rent is subject to change on the anniversary of the move in date
  • One person can make up to $25,050 a year and two people can make up to $28,600 a year.
    • This includes a person’s income plus money earned from assets
    • Medical expenses paid out of pocket can be deducted before rent is calculated

Building III East Wing (Notre Dame Apartments)

  • Must be 55 years of age or older
  • Apartments have set rents plus utilities:                      Utility Allow
    • Studio- $350-$400/mo.          Moderate: $400/mo.        $ 61
    • 1 Bedroom- $455-$490/mo.   Moderate: $500/mo.        $ 79
    • 2 Bedrooms- $580-$650/mo. Moderate: $650/mo.        $103
  • Rents subject to change at your recertification.
  • Gas and water included in rent, tenant pays electric.
  • For 56 apartments in Buildings III and IV, a person can make up to $30,060 a year and two people can make up to $34,320 a year.
    • This includes a person’s income plus money earned from assets.
    • We have several units that are HOME units, where the income limits are at 50% of median income, $25,050 and $28,600 for two people.
    • 60% income limits are $30,060 for 1 and $34,3200 for 2.
  • Six apartments in Building III East Wing only have higher income restrictions, where a person can make up to $75,150 and two people can make up to $85,800.

Building IV West Wing (Notre Dame Apartments)

  • Must be 55 years of age or older.
  • One Bedroom apartment rents for $490 with $73 utility allowance.
  • Two Bedroom apartments have varying square footage and rent from $580-$650 with $96 utility allowance.
  • Rents subject to change at your recertification.
  • Single person can make up to $30,060 and two people can make upto $34,320 a year. 
  • There are 30 apartments in Building IV; 5 are one bedroom and 25 are two bedroom.

Section 8 Vouchers

  • Section 8 Vouchers are accepted in Notre Dame Apartments (Buildings III & IV) only.
  • These are administered by the Omaha Housing Authority (OHA). 402-444-4200
  • Here persons pay up to 40% of their income for rent, there are some income restrictions.

Calculating Annual Income
To qualify for residence at Seven Oaks at Notre Dame and Notre Dame Apartments, the Federal Programs that provide us with funding require a prospective resident’s annual income follow certain income guidelines. Below is an equation to help determine your annual income:
